Your home is your most treasured investment.
Included in this important property is your driveway. In the same way you have your home painted periodically or your lawn and landscape maintained, your driveway deserves the same care. Sealcoating will greatly extend the life of your driveway.
Why should you sealcoat your driveway?
A properly sealed driveway is protected from erosion, potholes, frost damage and general disintegration. As water permeates cracks in the material and settles down at the base, the base is weakened, resulting in potholes. Damage from the sun and oil/gas spills are other good reasons for sealing asphalt driveways. The natural destruction of paved surfaces begins with solar ultraviolet oxidation of the asphalt leading to shrinkage and cracking. It also beautifies asphalt by returning it to that clean, flat black look. The main benefit of sealcoat is that it greatly slows the asphalt erosion process. Once pavement damage has started, it tends to progress at an increasing rate. The sooner problems are addressed, the greater the cost savings. Sealcoat costs pennies per square foot compared to the dollars per square foot needed to repair or replace damaged asphalt. Research has demonstrated that properly applied sealcoat can save a property owner $50,000 or more -- over the life of a hot mix asphalt pavement. |

What is Sealcoat?
Seal Coat is a mixture of emulsified asphalt, water, mineral fillers, and various other mixtures that are applied directly to the asphalt. Years ago it was determined this product could be used to seal existing asphalt and protect it from the harmful effects of the sun, severe temperature changes, water damage, oil, gas and other hazards.. Sealcoat is an effective sun block for your pavement. On older pavements, sealcoating replaces fine particles lost from the asphalt surface due to oxidation from the sun. Sealcoat seals the small cracks that can turn into large cracks and prevents water from seeping down to the base material, thus preventing potholes and erosion.
Whether you are a growing business or have a house that you take pride in, a freshly sealed surface looks much nicer to the eye than one that hasn’t been sealed in some time. Remember, the outside aspects of your home or business is the first impression. While protection matters most on any surface, if you go with Central Coast Sealcoating, the end result will be a non skid, durable surface with a solid black color throughout your asphalt.
